優質豪宅有買家

又到聖誕......,外邊披著雪,房 子前園門戶配上聖誕燈飾,商 場、餐廳紅紅綠綠金銀佈置,時節音樂悠揚樂韻,四處充滿節日色彩。 大大小小忙著購物送禮、穿梭年終聚餐聖誕派對、期待假日新年,聚首一 堂,很有氣氛。 

大多倫多11月樓市跑贏去年,重售有7,090宗,較2018增14%;整體平均賣價為 $84萬4,亦比去年同期$78 萬7升7%。市場動力源於:905區獨立 屋和鎮屋買賣,顯著增加28%及22%; 416區內半獨立屋成交多19% 。 

在北約克,7區錄得共475宗重 售:概括六成為柏文(平均價$61 萬),三成獨立屋(平均價$214萬),其 餘為半獨立屋((平均價$96萬)和鎮屋 (平均價$81萬)。 




C14區: 柏文市道 

最多柏文轉手的是C14區, 即央街 走廊從401公路至Steeles以東的一帶 (block)。 

其實,除了有5宗成交個案是在 Bayview/Sheppard的屋苑外,其他都是 Yonge或附近一兩條內街的共管柏文。 


在北約克中心東的柏文買賣,兩成半是Sheppard以南,一成半位於Finch以 北,六成在Sheppard與Finch中間一段。

售出的單位當中,只有4個售出單位 是3睡房,其餘全數都是1睡房或2睡房單 位,各佔一半。 成交價方面,地鐵站停車場旁7 Bishop Ave 朝北的1個567平方呎單睡房單位,成 交價$42萬;8 Mckee Ave 約1,500平方呎 、3+1睡房連兩個停車位的單位,以$94萬成交。 

C14區: 獨立屋市道 
C14區獨立屋重售只有14宗,平均售價雖然為$189萬,但價錢差距頗寬闊。 有一些像157 Avondale Ave 待翻新重建,屋小地大,以$115萬成交。 

在區內亦有度身訂造(Custom Built)全新豪華大屋,如208 Dunforest Ave 裝潢華麗,頂級配套,以$359萬售出。 
由此可見,在C14區內,不論是 Newtownbrook East 或 Willowdale East社區,由於位處北約克市中心,交通便利, 設備發展完善,是眾多家庭心儀置業安居 的好地點。

兩房柏文最受歡迎

本國聯邦選舉已塵埃落定, 萬聖節、開始冬令時間、和平紀 念日...等等時節活動也相繼過 去,本土、鄰國、世界各地不少 事件發生,值得關注。 在社交 媒體及眾多消息新聞中,不時 仍看見加拿大生活質素名列世 界前茅,確實是大家的福份。

回本地房產市場,多倫多10月市道表現穩建,錄得8,491宗買賣,比去年同月升14%,平均交易價為$852,142,上升約6%。



柏文重售市場第三季報告
據10月下旬發布的統計,大多地區 7至9月共錄得6,407宗柏文交易。七 成買賣是在多倫多市內,平均售為 $584,564。 最受歡迎戶型是兩房單 位 ( 3 1 % ),其 次 是 一 房 一 書 房 ( 2 5 % )。 




北約克市中心 (C07 / C14 央街走廊) 第3季重售

* 最頻繁交易價格: $50-$60萬 > $60-$70萬 > $40-50萬 
* 最受歡迎戶型:2睡房 > 1睡房+1書房 > 2睡房+1書房

鎮屋比柏文貴$2萬


感恩節週末,天氣顯然涼了,但無阻大家外出郊遊,攜親友觀賞秋色。 這兩年孩 子南下花旗國留學後,才曉得美加Thanksgiving時間不一。 在加拿大,是10月第二 個星期一;於美國,是11月第四個星期四 ----- 這是一年努力耕耘, 收穫成果後 慶祝的節日。由於加國地處較北, 較美國早入秋、收割,也先慶賀感恩。


多倫多地產重售9月樓市亦有豐 收,錄得7,825交易,比去年同期 大升22%,平均售價是$843,115上升6%。市場動力源於416區獨 立屋和鎮屋買賣,分別顯著增加 38%和 33%,905區獨立屋成交多 29%。



多倫多市(416區域)各類樓房9月平均售價如下: 


獨立屋:$136萬;半獨立屋: $99萬;自由業權鎮屋:$96萬; 共管鎮屋:$70萬:柏文:$64 萬。

多市獨立屋和自由業權鎮屋售價比大多區同類物業均價高3成。 由於多市柏文銷售量佔大多區整 體銷售總額四分三,多市柏文成 交售價比大多區均價略高7%。

另外值得留意的是,大多區共管鎮屋售價為$62萬,比大多區柏文價只微高$2萬,打算在多市外置業上車人仕,可以考慮重售共 管鎮屋。



北約克屬於416區內,低密度房屋銷情表現 固然良佳。在8月份,柏文轉售佔北約克交易 六成。而在9月,北約克有48%買賣都是低幢房 屋,和Condos市場不相伯仲。

9月錄得184獨立屋重售,較8月多四成。其 中C04區Detached買賣已有60宗,重返第二季熱 鬧軌跡,其中1間位於 Lawrence Park North社區、 建於1920年3房兩衛房子、地段是21.5呎x125 呎、具地利宜拆建的31 Roslin Ave,以$115萬 賣出。在North Park South 的1間被清靜私穩松 林包圍、佔地100呎x218呎、傳統雅緻華麗的 167 Coldstream Ave,以$605萬成交。


在同一條街道、前園23.5呎(寬2呎)同樣125 呎深的109 Roslin Ave,在去年重新打造成4+1 房、5洗手間,亦在9月轉手,成交價為$252 萬。


在10月份,雖有數個節日、選舉活動等,但 樓房買賣仍然活躍,不少朋友來電預約看盤和 打算買屋查詢。有望第四季多倫多地產市場持 續造好,經濟暢旺。身處大多市,心懷感恩。
