Toronto Area Home Resale Market - July 2015

"New Record for July Home Sales" - the headline of Toronto Real Estate Board(TREB) Market Watch of July 2015.

- 大多倫多地產市場交易又創7月新高,錄得9880單買賣。
- 相比去年7月,成交增8%,比均價漲10.8%至$609,236。
- 905地區市場所有屋種公易都比1年前提升。
- 市場樓盤供應仍然有限,較12月前少14.7%,有利賣家。

We noted:-

* Compared to last July, number of sales in Greater Toronto Area (GTA) increased by 8% with average selling price rose 10.6% to $609,236.

* In every home category, 905 area recorded growth in sales year-over-year.

* The active listings was 14.7% less than July 2014.

"With the level of inventory in the GTA trending below two months, many listings continued to generate a lot of interest from buyers. Not surprisingly, this supported further price increases well-above the rate of inflation. Assuming similar interest rate and economic environments over the next five months, strong price growth will remain the norm for the rest of 2015," said Jason Mercer, TREB's Director of Market Analysis.

GTA Average Home Selling Price 1966 - Mid 2015

The average Greater Toronto Area (GTA) home selling price has been steadily climbing.  We have plotted the annual average selling prices from 1966 (when Toronto Real Estate Board started tracking) to the end June of 2015.

2015 (1st half)      @ 624,938

In 48.5 years, the price has raised by 28.26 times.  The average annual growth rateis 7.13% making real property a very attractive, low risk long term investment.
