Comparing 50 top world cities, in terms of Safe Cities Index, Liveability Rankings, Worldwide Cost of Living, Business Environment Rankings, Democracy Index and Global Food Security Index, Toronto comes up as #1.

TREB Market Watch December Highlight

Many are keen to gauge the real estate market at the start of a new year.  There are almost as many opinions as the number of commentators.  We are not foreseeing any major changes in the fundamentals in terms of supply and demand.  Obviously, the Bank of Canada interest rate will have a significant impact effect on the overall market.

Rather than guesstimating , let's us look at the actual data. Here are some of our top line takeaways from Toronto Real Estate Board (TREB) December Market Watch.

- December recorded 4,446 resales compared to 4,058 a year ago.  IT was an increase of 9.6%.

- The monthly average home sale price was $556,602, grew 7% in 12 months from $520,189.

- Benchmarked against December 2013, detached and high-rise condos in 416 area as well as townhomes in 905 area were particularly active.

- Price-wise, semi-detached and townhomes popped up almost 10% year-over-year.

- Although 2014 December saw 9.5% more new listings than its 2013 counterpart, the overall active listings have dropped 10.4%.  The supplies remained tight.

To end this re-cap, like to share words from TREB's Director of Market Analysis Jason Mercer's take of the market.

"The strong price growth we experienced in 2014 can be explained with two words: listings shortage. The constrained supply of listings was especially evident for low-rise home types like singles, semis and town houses. The number of households looking to purchase these home types increased, while the number of homes from which they could choose decreased. This situation resulted in more competition between buyers and more aggressive offers."

GTA Average Home Price 1966 - 2014

Toronto Real Estate Board (TREB) reported December Greater Toronto Area (GTA) home resale numbers.  We had the 2014 annual data to chart our GTA Average Home Price monitoring.

2014 recorded 92,287 sales representing a 6.7% increase from 2013.  Compared to the 2007 record of 93,193 resales, 2014 was short by 906 transactions.  The average home sales price in 2014 was $566,726 as opposed to $522,298 registering a 8.4% annual growth.

When TREB first started tracking home resale price in 1966, the average home sale price was $21,360.  In 48 years, the value has grown 26.53 times.  It translates to an annual growth rate of 6.98%.

York Region's New Communities Guidelines Win Award

Happy New Year!  Hope all have had a wonderful holiday season.

In December, have you received "Living in York Region" newsletter?  This real estate market watch is regularly prepared and mailed out from our brokerage.  It always carries worthy stories in current real estate.  

In the 2014 Winter edition, we highlighted : York Region winning Ontario Professional Planners Institute (OPPI) award for the New Communities Guidelines.

The New Communities Guidelines reflect a commitment to new urbanism and establish key groundwork to:-

* build denser, more walkable communities;
* promote the growth of transit and cultural hubs; and
* create destrian- and transit-friendly communities.
