Toronto Area Home Resale Market - October 2015

Toronto Real Estate Board (TREB) MarketWatch was released with the past month data.  October marked "the best result on record for the month of October."

Key Highlights:-
  • There were 8,804 resales through MLS in October, a 3.4% increase compared to October 2014.
  • Average selling price in October was $630,876 vs $587,945 a year ago.  
  • MLS Home Price Index (HPI) - gauging national housing price trend - raised 10% from 12 months ago.
  • Compared to October last year, there are more resales in condos (both 416 and 905 areas) and townhomes in 905 area.
  • Price growth was driven driven by low-rise market segment.
  • The total active listing is still -7.3% less than October 2014.

Markham Development to Watch - Donald Cousens Parkway

Toronto Area Home Resale Market - September 2015



In September Market Watch, Toronto Real Estate Board (TREB)'s President Mark McLean indicated that " we are on track for record home sales reported through MLS System this year."   Our summary of key data when compared to September 2014:-

* This September, there were 2.5% more sales .

* The average selling price of Greater Toronto Area (GTA) homes was $627,395 vs $574,424 last September, representing a growth of 9.2% in price.

* During the month, the 416 area condo and 905 areas townhome submarkets were more active. Price appreciated more for detached.

* While there were more (3.2%) new listings, "total active listings at the end of the month still remained below last year's level."

Toronto Area Home Resale Market - August 2015

In August, Toronto Real Estate Board (TREB) MLS recorded 7,998 sales in Greater Toronto Area (GTA) real estate market.  This represented a 5.7% increase from August 2014.  The average selling price was $602,607, grew more than 10% from $546,482 a year ago.

- The average selling prices of a detached house were $1,017,652 and $733,577 in "416" and "905" areas, respectively. 

- Sales of all home types grew year-over-year. Detached, semi-detached and condos in "905" area contributed most of the growth. 

- Although there were more new listings this August.  the active listing was still 10.5% less than last year level.


大多倫多八月錄得7998宗樓房買賣,比較去年增5.7%;平均銷售價漲超10%至$60萬3。

獨立屋平均售價:416區=$101萬8 ; 905區=$74萬4

- 對比2014年8月,所有屋種均有提升。905區的獨立屋、半獨立屋及公寓是主要增長來源。


- 雖然8月有較多的新售盤,但活躍售盤仍比上年少10.5%。

Toronto Area Home Resale Market - July 2015

"New Record for July Home Sales" - the headline of Toronto Real Estate Board(TREB) Market Watch of July 2015.

- 相比去年7月,成交增8%,比均價漲10.8%至$609,236。

- 市場樓盤供應仍然有限,較12月前少14.7%,有利賣家。

We noted:-

* Compared to last July, number of sales in Greater Toronto Area (GTA) increased by 8% with average selling price rose 10.6% to $609,236.

* In every home category, 905 area recorded growth in sales year-over-year.

* The active listings was 14.7% less than July 2014.

"With the level of inventory in the GTA trending below two months, many listings continued to generate a lot of interest from buyers. Not surprisingly, this supported further price increases well-above the rate of inflation. Assuming similar interest rate and economic environments over the next five months, strong price growth will remain the norm for the rest of 2015," said Jason Mercer, TREB's Director of Market Analysis.

GTA Average Home Selling Price 1966 - Mid 2015

The average Greater Toronto Area (GTA) home selling price has been steadily climbing.  We have plotted the annual average selling prices from 1966 (when Toronto Real Estate Board started tracking) to the end June of 2015.

1990                    @ 255,020
2000                    @ 243, 255
2010                    @ 431,276
2015 (1st half)      @ 624,938

In 48.5 years, the price has raised by 28.26 times.  The average annual growth rateis 7.13% making real property a very attractive, low risk long term investment.

Toronto Area Home Resale Market - June 2015


"The GTA consistently receives international accolades as one of the best places in the world to live and do business," Toronto Real Estate Board (TREB) President Mark McLean.


TREB recorded 11,992 resales in June.  It was a new record for the month of June.


大多倫多六月樓房銷售數量達 11992, 比去年六月升18%,又創新紀錄。

- 平均售價為$63萬9,高12%。
- 鎮屋丶柏文和905區獨立屋 成交比較活躍。
- 雖然6月新Listings有增,但掛牌銷售樓盤總數較2014年6月底少13%。

- Townhouses, Condos and Detached in "905" area were the active sub-markets in June.

- Although there was more new listings in June, the active listings is still 13% lower than June 2014.
