Bur Oak 一條街屋價5年升 30% (+30% in 5 Years)

 Last month, Ming Pao Property Goldpage (明報地產金頁) published a cover story about real estate along Bur Oak Ave titled: [ Bur Oak一條街屋價5年升30% ].  This translates to [Price of Homes on Bur Oak Ave Increased 30% in 5 Years].

Like most Ming Pao articles that we came across, this Bur Oak story is very informative and relevant.  A job well done by the Property Goldpage colleagues.

Ad: Homes & Assignments: Cathedraltown, Greensborough, Richmond Hill, Rouge, Thornhill, Wismer : 2013.07.18

TREB reported more GTA home resales in the first 2 weeks of July this year than 2012.  On the ground, there were definitely more activities.

We have updated our listing ad.

- Our Cathedraltown sellers were happy with their homes sold (at Elgin Mill and Staglin).
- The South Unionville home was sold in 2 days at over asking price.
- Our Stouffville customer is pleased as he got what he asked for.
- The impressive 79 Golden Meadow Dr in Wismer has just been listed.
- The almost new 8 Prebble Dr, also in Wismer, just came on to the market.
- A Greensborough townhome is available for sale.

TREB Mid-Month Housing Figures July 2013

Within the first 2 weeks of July, TREB recorded more home resales in the GTA than in the same period last year.  This merits attention, as for the past  6 months, there were less monthly GTA home resales in 2013 than the corresponding months in 2012.

Some notes to be considered:

* While there was 2% increase in resales, there was also a 2% drop in new listings.  

* The average home resale price was $510,819 during this period, representing a 8% increase from the same 14 days in 2012.

What's the market outlook?  We have yet to find out. 

However, TREB's analyst Jason Mercer "expect(s) a faster pace of average price growth in the second half of 2013 compared to the first six months of the year.  The strong demand and shortage of listings for low-rise home types in some neighbourhoods will continue to be the driver of price growth."
