TREB Market Watch October 2013 Highlight

Toronto Real Estate Board (TREB) October statistics showed that Greater Toronto Area (GTA) property market continues to be active.  

"The GTA home ownership market has been broadly characterized by a rebound in sales since the summer.  Market conditions have been tighter in some market segments," Dianne Usher, TREB President.

Here is our quick takeaways from this Market Watch report.

• The number of home resales increase by almost 1/5 when compared to October 2012

• A GTA home was sold at the average price of $539,058 in October.

• Detached in 416 area, townhouse and condo  of both 416 & 905 were the performing segments.

• Compared to a year ago, detached and semi-detached home price increased by 10+%.

• New and active listings dropped from last October level.

"Growth in the average selling price ... will continue through 2014,"  TREB's Senior Manager of Market Analysis.

There were 8,000 GTA home resales in October (ref: TREB Market Watch).  It was 19.2% more than October 2012.  In fact, the market outperformed 2012 on a month to month basis since July this summer.  

Statistics aside, we experienced a lot of market activities.  Many of our Cathedraltown, Stouffville, Wismer listings were sold.  Some did really well, i.e. sold over asking in a few days.  On the other hands, we have clients looking for homes and investment properties.

Our latest marketing effort was a targeted direct mailing for one of our focused areas.   This ad carried a very straightforward message: "Need Listing Expertise in Cathedraltown, Victoria Manor and Victoria Square?  WE CAN HELP!"

Of course, talks are cheap.  Therefore, we showcased some of the homes we sold in the area.  Based on the sellers' circumstances and requirements, some were sold through MLS, some were exclusive sales while others were assignment sales.

TREB Market Watch September 2013 Highlight

TREB released the GTA September home resale numbers with the heading: Strong Sales and Price Growth in September.  Dianne Usher, TREB President, attributed the "renewed growth in home sales in GTA" to the fact that "households have found the costs of home ownership, including mortgage payments, remain affordable."

Let's take a quick notes of this issue of Market Watch.  


• Compared to the same month in 2012, this September had 7,411 home resales in GTA, representing a 30% increase.

• In September, the average home sale price was $533,797, +6.5% from last year.

• Detached homes, 905 area townhome and 416 area condos recorded more transctions than the average.

• There are less active listings this September than 2012's. 


For those of us who own home(s), it is always good to know that "overall annual price growth has been well above the rate of inflation this year."

TREB Market Watch August 2013 Highlight

Following July's trend, TREB reported "Sales and Average Price Up Over 2012".  "Many households have accounted for the added costs brought on by stricter mortgage lending guidelines and have reactivated their search for a home," said TREB President Dianne Usher.

Our quick takes from August report:- 

• no. of resales increased by 21%, compared to last Aug;

• average home sale price for Aug, was $503,094, +5% from Aug 2012;

• sales of detached homes in 416 and 905 areas; and 416 areas condos was at a rate higher or equal to overall sale increase rate;

• active listings dropped slightly.

多城樓市 淡季反升 (Toronto Property Market - Hot This Summer)

Greater Toronto Area property market scored the 3rd best July. Since June 2012, the monthly resale number has been lower than 12 month before until July 2013.

Ming Pao (明報) Property Goldpage (地產金頁) had a cover story : [多城市 淡季反升], vaguely translated to "Toronto Property Market - Hot This Summer".  The article provided background and input and real example from myself and a fellow realtor.  Without further ado, here is the scanned image of the August 22 piece.
